The RICS Homebuyer Report is designed as an intermediate level report suitable for most house types. Whilst not reporting in the level of detail of the Building Survey (click here for more info), it still provides a full assessment of the condition of the property, and a valuation in a standard format which includes a traffic light summary of conditon. Beware however of reports which rely on software packages used by many surveyors which reproduce standard sentences and paragraphs and which are not truly “bespoke”. Just as every house purchase is different, so should be their survey reports.
The report includes an “Overall Opinion” designed to provide a succinct statement as to the suitability of the purchase and price. Most surveyors provide such advice by selecting one of a small number of standard Overall Opinion paragraphs. My own are prepared individually.
